As a first time home buyer, I was looking for an agent that would be able to help me navigate the home buying process and protect me from making poor decisions through inexperience. Rich delivered and then some - he brings a ton of knowledge about what can go wrong in a house, and what it would take to fix things, so he can give you a pretty solid idea of what you're getting into in terms of time & expense. In a role where he's entirely incentivized to close a deal as soon as possible, Rich (correctly) talked me out of rushing into several borderline properties early on that would've been poor fits for my goals even though I was suggesting to offer them. As the market tightened up, he helped me sort out what to look for to have a chance at not overextending myself financially, and when we did finally find a property to offer on, his offer guidance got me a winning bid for a very friendly price point. On the way to closing, he did a solid job walking me through all of the steps, and was flexible enough to go along with me calling a last minute audible and going with a lender he wasn't familiar with due to a significant financial benefit to doing so. We purchased our first home (out in the western suburbs) with Rich Harty as our realtor about 6 months ago and are so glad he was our realtor! Rich was an extremely calming and steady presence during our housing search that saw all of the ups & downs possible. We started our housing hunt in 2021 during the peak pandemic housing market boom. Rich approached every house that piqued our interest with a critical eye and made sure we were evaluating the big picture, looking for quality construction, and a solid investment. After a failed bid on a house in 2021 and us putting a full pause on our housing search, Rich was ready when we restarted the search in 2022.Being first-time buyers who aren't from this region, Rich was incredibly knowledgeable and patient with us. In April of 2021 I sold my home before buying another one. I began to panic as I awakened to the reality of the low inventory, aggressively competitive housing market. John and Rich provided personal as well as expert advice as they walked me through the very trying home buying experience. They were always on the lookout for available properties, and willing to show me anything on short notice. The most priceless piece for me was their expertise in building and dwelling structure. Many properties that I looked at and loved had serious issues which I never would have detected. I am so thankful for their integrity as they cared more about selling me a good home versus making a sale.
