Other films that were shot here include Ocean’s 12, Breakfast Club, National Lampoon’s Vacation, Ferris Bueller’s Day Off and many others.

Community events are prevalent in Winnetka, which is a great way to get to know neighbors! Upcoming events include a Memorial Day Parade, Winnetka Children’s Fair, Firecracker 5K, 4th of July Parade and Fest, Sidewalk Sales and many others.

Smart Purchases to Make As New Chicagoland Homeowner

June 23, 2016 by admin Leave a Comment

Chicagoland Real Estate

Chicagoland Homeowner Tips

You bought your first Chicagoland home, congratulations! This is a huge accomplishment and milestone in your life, and Harty Realty Group was happy to be there to help. Now that you’re a new homeowner, you might be wondering what steps to take next. We’re here to offer some advice.

Here are a few things every homeowner should do after buying a home, according to HouseLogic:

  • Change the locks. There is no way of knowing how many people have keys to your house, so the smart choice is to change the locks and keys, so you know you’re the only one with access.
  • Check for water leaks. Your home inspector should have done this, but as a homeowner, this is something you’ll want to catch fast if it ever happens in the future. A great trick is to check your water meter two hours apart, without using any water in between. If the reading changes, you have a leak.
  • Clean. Chances are, the last homeowners just packed up and left. Before you move furniture in, vacuum and steam clean all carpets, or have a professional come in to do it for you. Wipe out your cabinets too, and clean whatever else you feel could use a scrubbing before filling it with stuff.
  • Find the circuit breaker box and main water valve. It’s good for you to find these right away, so when a problem arises, or the power goes out, you’ll know where they are and how to use them. Take some time figuring out which fuses control what parts of the house, and label them if they aren’t already.

Now, here is a list of items that every homeowner should own after moving in, via HouseLogic:

1.  Fire extinguisher – There are five different types of extinguishers with different uses, so check the U.S. Fire Administration’s guide before choosing one for your house.

2.  Tools – You’ll want the usual tools, such as drill, screwdriver, hammer, tape measure and so on, but also add on a stud finder, hand saw, ratchet set and pry bar. HouseLogic explains the use for each one.

3.  Emergency Kit – Every home should have an emergency kit on hand, including cash, food, water, flashlight, batteries, first aid kit, matches and other similar items. FEMA suggests having everything everyone in your family will need for at least 72 hours, including pets.

4.  Ladders – How high will you need to go? Where might you have to use it? How much do you weigh? This is all stuff to keep in mind when choosing a ladder or ladders for your home. From changing a light bulb in the kitchen, to climbing on the roof to check for damage, they will come in handy.

5.  Confidence – Every homeowner should have confidence going into homeownership! With time, supplies and some DIY videos online, you’ll be surprised how quickly you’ll learn new trades. If you don’t trust yourself with a project, you can always call in the professionals!

How to Get the Best Deal as a Chicagoland Homebuyer

June 8, 2016 by admin Leave a Comment

Chicagoland Homebuyers

Chicagoland Home-Buying Tips

With mortgage rates still near historic lows, now is the time to score a low rate and buy a Chicagoland home! However, it is a seller’s market, which means that buyers need to be ready to compromise. As Exclusive Buyer’s Agents in the Chicagoland real estate market, Harty Realty Group knows what it takes to achieve a successful real estate transaction that you will feel confident with!

While you won’t have as many housing options, or as much negotiating power, here are some great tips from MSN Money on how to score a deal right now as a buyer:

  • Shop around for a mortgage lender. Finding the perfect lender could save you as much as thousands of dollars if one lender offers you a great deal over a mediocre deal from another lender. Also, be sure to ask about grant programs, such as for first-time buyers, and special down payment options.
  • Find a good real estate agent. A good Chicagoland real estate agent helps with cost-effective home purchases and seamless home-buying processes. As Exclusive Buyer’s Agents, we solely work for the buyer and buyer’s needs, helping you shop within your budget, and helping you negotiate your needs.
  • Find the lowest interest rate. One of the main perks of buying a Chicagoland home now is the historically low mortgage rates! Make sure you score the best rate you can. This is another reason to choose your lender wisely, as they can become a one-stop shop for rates offered from many different banks.
  • Negotiate closing costs. Because it’s a seller’s market, negotiating a home price down might not happen. However, you could offer to pay full price or a little more to get the seller interested, and then ask if they will pay the closing costs. You save some money, but they still feel satisfied.
  • Get your money’s worth in extras. Once the home is under contract, there is nothing you’ve got to lose when negotiating home extras. Almost anything is negotiable, from appliances to furniture to potted plants. There’s no harm in asking for what you want! All they can say is no.
  • Consider a fixer-upper. If you’d like to stick to a budget when buying a Chicagoland home, consider a fixer-upper. If you’re willing to take on cosmetic tasks, like painting and fixing floorboards, this is a great option. We used to build homes, so we can help you pick out a solid home with potential!
  • Make yourself an ideal buyer. Sellers want to know they are working with a solid candidate, so make sure you come off as one! Sellers love cash buyers, and buyers with great financing lined up. Get your finances in order first, and then be quick to make offers. If you really love a house, you could even write a love note to the seller, explaining why purchasing this house would mean so much to you.

Owning A Chicagoland Home Is Your Best Investment Option!

May 11, 2016 by admin Leave a Comment

Chicagoland Real Estate

Chicagoland Homeownership Investment

Are you thinking about buying a Chicagoland home, but aren’t sure if homeownership is right for you? Harty Realty Group is here to tell you that if you want to invest in your future, and build wealth, homeownership is your best option! This is according to Americans as a whole, and to billionaires who know how to build wealth.

Americans Choose Homeownership

In a recent Gallup survey, Americans were asked to rank what they consider to be the best long-term investment. Real estate ranked number one, with 35 percent of those surveyed choosing homeownership! Stocks and mutual funds came next at 22 percent, followed by gold at 17 percent, savings accounts and CDs at 15 percent and bonds at 7 percent.

Of those surveyed, every single group of individuals chose real estate as the top long-term investment, including both men and women, every age group, every income level, and those with and without college degrees.

Even stock investors ranked real estate as the top investment! Thirty-seven percent of stock investors chose real estate over 32 percent who chose stocks.

Billionaires Choose Homeownership

Do you know who John Paulson is? He made a fortune back in 2005 and 2006 when he bet that the subprime mortgage mess would cause a real estate market collapse. He understands how the housing market works and when you should buy and sell.

Three years ago, he said that housing would continue its strong recovery for the next four to seven years, and that the average person should take advantage of the current market by buying a home, and if they can, buying a second home!

Each year, he confirms this statement. Here are the main reasons that Paulson believes homeownership is the way to build wealth right now:

  • Financing costs are extremely low. A 30-year fixed mortgage rate is still below 4 percent, which is a historically low number.
  • You’ll see a return on investment. Even if your home value doesn’t increase at all, you’ll still see your money again when you sell, unlike renting. But as Paulson points out, if you put down 10 percent on the home and the house is up 5 percent, that means you’re up 50 percent on your investment!
  • You’re locked into this rate. Already, the cost of owning is less than renting. Plus, with rent, it likely goes up every year. If you buy a 30-year mortgage, the cost is fixed and will never go up.

As you can see, Americans as a whole, including billionaires, agree that homeownership is the best long-term investment you can make. So, when ready to invest in your future by purchasing a Chicagoland home, Harty Realty Group is here to help! As Exclusive Buyer’s Agents, we work solely for you and your home-buying needs in the Chicagoland real estate market. Contact us for help!

Why and How To Buy A Chicagoland Home Now

April 26, 2016 by admin Leave a Comment

Chicagoland Homebuyers

Chicagoland Buyer Tips

Are you ready to buy a Chicagoland home? If you’ve been hearing that you shouldn’t wait to buy, Harty Realty Group is here to tell you that this is true! Mortgage rates have remained below 4 percent for many weeks now, but there is no telling when rates will begin to increase. Buyers would be smart to purchase now, while rates are low.

A Rent vs. Buy Report from Trulia recently explained that homeownership is, on average, 36 percent cheaper than renting right now, with a traditional 30-year fixed rate mortgage! It’s cheaper than rent in all 100 largest metro areas in the United States, including the Chicagoland area.

More stats to know:

  • Home prices have appreciated, but they haven’t outpaced rental appreciation.
  • Mortgage rates would have to rise to 10.6 percent for renting to be cheaper than buying!
  • This isn’t true where home values are appreciating at a more rapid pace, such as in California, but here in the Chicagoland real estate market, owning is cheaper than renting in the long run!

So, are you ready to make the switch to homeownership? Spring is a busy season for real estate, and unfortunately, the inventory of homes for sale is lower than average right now. This means that it’s a seller’s market, so as a buyer, you have to work fast and negotiate wisely.

If you find yourself in a bidding war with another buyer, you might end up paying more than you expected for a Chicagoland home, or you might miss out on the home. But as HouseLogic explained, there are other ways to persuade a seller into choosing you as the buyer.

Here are a few suggestions:

1. Be flexible. Now isn’t the time to be coming up with a list of unreasonable demands from the seller. Some demands are vital, like making sure there is time for a home inspection. But others might cause the seller to choose another buyer with fewer demands. Also, friendliness goes along way, so smile when dealing with the seller!

2. Get personal. If the sellers have a connection to the home they are selling, they might choose the buyer whom they feel will make the best match for the home. You could write a love letter to the seller, explaining why you fell in love with their home, and how you plan to raise you family there in the years to come. Also, find out why the seller is moving, and if they need to sell quickly or if they have time.

3. Work with a professional!  It’s important to have a real estate professional on your side, especially an Exclusive Buyer’s Agent, who works solely for you and your needs. Work with an agent who is knowledgeable about market realities and current prices, and who has experience negotiating with sellers and seller’s agents.

Now is a great time to buy a Chicagoland home, before mortgage rates go up, but do so wisely! Contact Harty Realty Group when ready to accomplish your home-buying goals with experienced professionals.
